Reservations made 14 or more days in advance of arrival:

For a requested reservation of one or two nights, the reservation must be confirmed by sending to the address above a deposit check equal to the base cost of one night's stay for each room that is reserved. A deposit check equal to the base cost of a two nights stay is required for a reservation of more than two nights. We require receipt of your deposit check within 10 days. No credit cards are accepted for room deposits. We will request a Visa or Mastercard number to hold your room until we receive your deposit check. Your account will not be charged unless we do not receive your deposit check and you do not comply with the requirements of our cancellation policy.

You will receive a written confirmation of your reservation upon receipt of your deposit check.

Payment for the remainder of your bill is expected upon arrival. We accept Traveler's Checks, cash, VISA and Mastercard for the remainder of your bill. Our room prices are quoted on a cash basis.  There will be a 3% charge for using a credit card to settle your final bill.  No personal checks are accepted.

Reservations made less than 14 days in advance of arrival:

A reservation made less that 14 days in advance of arrival is a guaranteed reservation and rooms must be paid for in full in advance by VISA or Mastercard. Our room rates are quoted on a cash discount basis therefore 3% of the amount charged on a credit card will be added to the bill.  We will usually require a written authorization from the customer to charge the credit card.

Cancellations and Refunds:

Large hotels and motels often overbook to cover late cancellations. Because we're a small bed and breakfast, we don't do this. Therefore, we must have a Cancellation and Refund Policy to ensure you that your room(s) will be ready when you arrive, and, assure us that your room is sold as well. We appreciate your understanding in this matter.

Refunds of room deposits are only made if the cancellation is received 14 days prior to arrival date. There will be a $25 service charge per room for the cancellation. With less than a 14 days notice, there will be no refund unless we rent the room(s) for the dates of the reservation.  A change of date is considered a cancellation.

Group reservations of three or more rooms require 30 days notice prior to arrival date to receive a refund of deposit less a $25 service charge per room. (45 days notice is required for holidays and special race weekends.)

To Cancel a reservation: Call Anna Rose at 866-261-7673 to get a cancellation number. No reservation will be considered canceled without this number. E-mail notice to us canceling the reservation is not a valid cancellation.
